Six years ago, shortly after taking a redundancy from banking giant Citibank, Melinda Young turned up to her first function in a new guise as a mortgage broker. “They had a door prize that I won and it was a laptop. I am just a lucky person,” she says. “It was amazing because three months later I started up and I had the laptop ready to go. It was meant to be. All the signs were there.” Since that stroke of luck, Young and her husband Rob Seton have created a thriving boutique mortgage and finance broking firm, Mortgage Simplicity, in Melbourne. Young concentrated on sales while her partner handled the administration duties and business strategies.

  • SeptemberOctober08_MortgageSimplicity_Newsletter.pdf It has been a while since we’ve been able to bring you the good news story – that interest rates are heading down. We also cover another important trend – the fall in housing prices. Our article, “Steps to Home Ownership”, walks you through the process of buying a home from start-to-finish. “Renovating to sell” outlines how renovation can be used as an option for increasing the value of your home. Lastly we review the topic of interest-only loans and how they can be useful for a variety of applications.
  • JulyAugust08_MortgageSimplicity_Newsletter.pdf Our first article looks at one of these opportunities – the rise in rental returns – and how this translates to making an income out of your investment property. On the flip side, we look at one of the biggest obstacles home owners have had to face this year – rising interest rates. In our article “Interest Rates: where to next?” we review the predictions for the coming year. Lastly we look at Line of Credit home loans and how they can be used to help with managing debt or providing easy access to funds for renovation or major purchases.
  • MayJune08_MortgageSimplicity_Newsletter.pdf In this issue we look at these challenges, including the factors that influence housing affordability and what the government is doing to help more people into home ownership. If you decide it’s the right time to sell, we provide some tips for making your home the best on the block in our article ‘Going, Going, Gone … at the right price’. We also help property investors maximise their tax deductions in our last article 'Tax Returns for Investors’.
  • MarchApril08_MortgageSimplicity_Newsletter.pdf Interest rates are the topic on everyone’s lips. We’re often asked for advice from clients worried about what the rise in interest rates will mean for their home loan repayments. It’s with this in mind that we have dedicated two articles to the topic of interest rates – ‘watching rates with interest’ and ‘fixed vs variable rate home loans’. These articles provide a background to the factors that affect interest rate fluctuation, as well as outlining the pros and cons of moving to a fixed rate home loan.
  • JanFeb08_MortgageSimplicity_Newsletter.pdf The recent federal election may have split the nation’s opinion, but it no doubt brought the topic of economics and finance to the dinner table. If you own a home and are looking to save on your mortgage, read on further to find out how you can use speed as your secret weapon. You’ll also find an article on the First Home Owners Grant that outlines which
government benefits are available in your state. Our final article outlines how our role as your mortgage broker can assist you with a much wider range of finance needs than you might realise.
  • NovDec07_MortgageSimplicity_Newsletter.pdf Summer has arrived and it is a time when many of us are thinking about installing a pool or extending the family home. To achieve these goals your options are to sell your current home, and buy elsewhere, or to renovate your existing home. We discuss the pros and cons of each method in this edition. The issue of whether or not to fix your interest rate is also covered given the current speculation on interest rate movements. If you decide to buy a property you may be purchasing via the auction process. This can be a great way to purchase but also a little daunting for those who have not experienced it before.
